A FEW USEFUL DETAILS
Simple tools.
Clear boundaries.
Gaynor’s Link Hub
Open the Link Hub to share current property links, contact details and area-specific review links. Clients can prepare a buying, renting, selling or viewing message locally and choose whether to send it through WhatsApp. The contact card and QR code use Gaynor’s public professional details.
Only verified profiles are linked. The page has no embedded social trackers, scraped property inventory or fixed star ratings. Link Hub privacy.
Agency document library
Only clean blank forms are published. Fill a copy fetches the blank PDF and fills it locally; entered client details are never sent to the host. Editable downloads retain form fields. All signature lines and decision boxes remain for manual completion.
OTP: supplied V007-02-25-IPGSA. Lease: supplied Version 6.2. Both are dated agency copies; confirm current master forms before signing. The disclosure scan is reference-only because only five of seven numbered pages were supplied. No sole mandate was supplied. The assessment sheet is a new working template, with no client facts carried over.
Brand and public agent details were checked against Gaynor’s official Icon Property Group profile. Marketing layouts use the official logo with black, gold and red accents.
How to use the desk
Pick a tool, enter your details and download the result. Required fields are marked with an asterisk. Use the sample button on each tool to try fictional data first.
Save details downloads a JSON work file. Open saved details brings it back into the same tool. Photos must be selected again. Work is not saved automatically; download details before closing a page.
Where your information goes
The seven new tools process entered details and selected photos on your device. There are no accounts, analytics, advertising scripts or server-side client records in these tools. The web host sees ordinary page requests, such as your IP address and the page visited. The calculator also requests public prime-rate data directly from SARB; SARB sees that ordinary network request. No entered property values or client details are included in it.
Downloaded documents and work files contain the information you entered. Store and share them as you would any other client document. Clearing a form does not delete files already downloaded. The existing PDF Desk has its own tools and open-source licence.
Calculations you can check
Bond: a standard monthly amortisation estimate using loan amount = price minus deposit, monthly rate = annual rate ÷ 12, and a fixed rate throughout the term. Payment = P × r ÷ (1 − (1 + r)−n). At 0% interest, payment = P ÷ n. CSV amounts are rounded for display; calculations keep full precision.
This estimate excludes lender fees, insurance, transfer and bond registration costs. It does not determine affordability or loan approval. The lender’s quoted repayment can differ from this simplified estimate. The starting rate is fetched directly from SARB’s public prime-rate feed. Prime is not a lender offer. You can replace it with your own rate. The source date is shown; unavailable, malformed, future-dated or more than seven-day-old data is not used. Standard Bank’s home-loan calculator guidance.
Transfer & bond costs: an ordinary new purchase of one whole property using the current SARS duty brackets, LSSA guideline effective 1 July 2026, and Deeds Office Gazette 54225 / Notice 7180. Duty uses the higher entered value. A qualifying VAT sale uses a VAT-inclusive price and no duty. Attorney fees are negotiable; enter quotes to replace the guideline. VAT is applied only to VAT-registered attorneys’ professional fees. Government fees get no added VAT. Each transfer / bond assumes one R52 lodgement. Bank initiation is an editable NCA-cap allowance plus VAT, up to R6 037.50. Unentered extras, the deposit and seller cancellation costs are excluded. Historic transactions, special exemptions, partial interests and multiple properties need a conveyancer’s calculation. Complete attorney quote totals can replace either VAT-inclusive subtotal without adding its component fees again. Bank initiation is shown separately. R0 professional fees are flagged; blank fields retain the guideline. Sources are linked in the calculator and exported PDF.
Commission: sale price × your agreed percentage. If that percentage includes VAT, the tool separates VAT using your entered rate. Agreed deductions are subtracted from the commission excluding VAT before the split. The result is before personal income tax and any other unentered charges. Your mandate and agency agreement determine the actual fee and split.
Facts, photos and reports
Brochures and seller reports use only the facts you enter. No AI writes or invents property features. Check the downloaded document before sending it. Seller reports show their reporting dates and the stated source of the activity counts.
Comparisons show asking prices, not achieved sale prices or predicted market value. Each property needs a source and date checked. Price per square metre uses the entered floor area; ensure areas were measured on a comparable basis.
Photo preparation resizes and compresses copies; it does not add, remove or stage property features. Social graphics centre-crop the photo to fit the template. Check that the crop still represents the property fairly. JPEG copies omit original EXIF and location metadata.
Use verified information and truthful presentation. Property Practitioners Regulatory Authority.
Supported files & limits
Photos: JPEG, PNG and WebP, up to 20 MB each, 40 megapixels per photo and 100 MB total. Photo preparation accepts 20 images; brochures accept 6. Use a JPG copy of HEIC images. Work files must be Property Desk JSON files under 500 KB. PDF text uses the bundled Latin font; unsupported characters are flagged before export.
Use a current Chrome, Edge, Firefox or Safari browser. This version is designed for desktop and mobile screens. Photo processing is sequential to limit memory use.
Open source & verification
Property Desk 1.3.1 · updated 13 October 2026. The new tools use original code under the MIT licence, plus locally hosted pdf-lib, fontkit, JSZip and DM Sans. The PDF Desk remains under its existing AGPL licence. Libraries and licences.
Calculation fixtures, range validation, saved-work validation and PDF generation are tested. The release is also checked in Chrome by entering data, creating exports and reopening saved details. PDFs are rendered and inspected for layout. No software can promise to be error-free; the scope here is deliberately small and testable.
